Medical office build-out — mechanical permit pulled

HVAC

TRIGGER Mechanical permitDATE Example: Tue this weekSOURCE City building dept.WINDOW Call this week

Warehouse — commercial property sale recorded

Security

New owner, vacant at close. Alarm, cameras, and access control are decided in the first 30 days after a sale — not year two.

Signage

Second location for a growing local chain. Exterior signage permit usually follows the license by 2–4 weeks.

TRIGGER New licenseDATE Example: Thu this weekSOURCE City license registryWINDOW Next 2 weeks

This is an illustrative sample showing format only — not live records. Real feeds name the business, address, trigger date, and source link for every item.
How it works

Public records in. Buying signals out.

The records already exist — scattered across hundreds of county and city portals. Nobody packages them for the small operator who actually needs them. That's the job.

01 — SCAN

We scan every morning

Permits, business licenses, and recorded sales across your metro — checked daily, not pulled from a stale database bought once a year.

02 — VERIFY & SCORE

We filter for commercial intent

Residential noise removed. Each item scored by trade fit, size, and timing window — so you call the right ten, not a hundred maybes.

03 — DELIVER

You get it at 6 AM

One clean email feed: business, trigger, date, source, and why now. You make the calls while competitors are still waiting on referrals.

Who it's for

Built for businesses that live off timing

If your best customer is a business that just opened, moved, expanded, or changed hands — you don't need more leads. You need earlier ones.

◈

Commercial Cleaning — Launch Trade

New openings and tenant improvements are recurring contracts waiting to be won. Land the pre-open clean and you own the nightly service for years.

Prize: a contract that pays every month, not once.
⬢

Commercial HVAC

Mechanical permits and build-outs surface the job and the service agreement behind it — while the GC is still on site.

Typical job behind a trigger: $8,000 – $60,000.
⬣

Security & Low Voltage

Property sales and occupancy changes are when alarm, camera, and access decisions actually get made.

Window: the first 30 days after the trigger.
⬥

Signage & New-Opening Vendors

New licenses predict signage, POS, merchant services, and fit-out spend 2–6 weeks before the doors open.

Edge: arrive before the opening scramble.
Territory Exclusivity

One subscriber per trade, per territory. Period.

A trigger is only an edge if your competitor doesn't get it the same morning. When your territory is claimed for your trade, we close it — and everyone after you joins the waitlist.

Questions

Straight answers

Where does the data come from?

Public records only: county permit portals, city business-license registries, and recorded property sales. Every item in your feed carries its source and trigger date so you can verify it yourself in one click.

Why only one subscriber per territory?

Because the value is the head start. If five cleaning companies in Salt Lake got the same feed, it would be a race, not an edge. Exclusivity is the product.

What if a week has almost no triggers?

Then the feed says so. We never pad a slow week with residential noise or stale records to make the count look good. A short, true feed beats a long, fake one.

How does the free sample week work?

Five real weekday feeds for your trade and territory, no card required. If the triggers aren't worth calling, don't subscribe — the sample is the pitch.

Can I cancel anytime?

Yes. Monthly billing, no lock-in contract. Your territory reopens to the waitlist when you leave.

Your territory is either claimed — or open to your competitor
